Anybody recommend a good building inspector for homes?

Not sure of the area, but I used United Home Inspection out of Pinckney. Guys name is Mark Cain. He is a HUD lic. inspector. He was at our house for about 5 hrs., and I have a 20 or so page book about our house, and what the results were.

I believe it ran about $350, but that also included a well testing, and would have included a septic eval.

There is no such thing as HUD lic. inspector. In Michigan there is no licensing just certifications, most from online sources. I have worked new construction as a superintendent for 6+ years and thats all you do is inspect homes. I currently am the project manager for HUD and I over see 8 in house inspectors and approx 20 external companies doing inspections for us. I have seen people have the inspections done and most guys do not know what they are doing or take the time to look. I do them quite often for 100-250 depending on the loacation, size and characteristics of the house.

however, if you do them quite often, and your buddy XJmichigan is looking for one also - I'm not so sure to believe what you wrote.

Hey FYI you might want to try pillar to post home inspections they are all through michiagan and the usa. Give them a call .you can look them up on the net for someone in your area.

Many people commonly interchange the terms licensed and certified. While technically there are differences, they are often (not always but often) very similar in their usage and implementation.

As an example, with very few exceptions only a Certified Michigan Property Tax Assessor may create/sign an Assessment Roll. The process to become certified at various levels by the State Assessors Board is akin to the licensing requirements of several other professions.

The last few Home Inspection Reports I reviewed for family members were so full of statements of limiting conditions etc. that in reality I would prefer to just have a friend that was a licensed builder review everything. There really isn't much piece of mind in a report that has so many escape clauses that there's no guarantee behind the work...

It's also usually worthwhile to inspect the property's assessment record card, and building permit filings at the local municipality. For example, if the house you are considering buying has no record of a permit for a deck, or for the basement that may be finished, use it to your advantage when it comes to renegotiating the purchase price... *shrug*
