like Harper Woods to 'Grosse Pointe Heights' bring up property value??????(yes this is a possibility)

I don't personally think it will ever happen. Yes it is in discussion right now but I think too many "power lords" will get involved and keep it the way it is. Grosse Pointe is a finicky area and they like the way they are and who they are and the national name they have made for themselves. No sense to them in spreading the word... Just my $.02

But yes it would bring up property value to those that did not know any better.

Well, it could bring up property value for those in the "Grosse Pointe Heights" but it's playing off of Grosse Pointe's reputation to raise its values... by getting those that don't know better to move there (and who have money). However, because it would essentially be trading on Grosse Pointe's "good name" now... it could have the effect of lowering the values in Grosse Pointe as well if the new area doesn't have as good of a rep, as they start sharing a name that someone could potentially associate with both.

Or am I way off base in that thinking? (Not that this tangent really has any clear point to it as it is)

personaly I dont think any peice of property in michigan is worth a 1/3 of waht it sells for. so if they raise it more in parts they can keep there bloody land. pretencious little bastards.

look up "market value" as a defintion at dictionary dot com, or perhaps check out "The dictionary of real estate terms" from your local library.

To answer the question, requires us to speculate, which is what the whole point of the possible name change is about - the speculative idea that changing the name will give that city a fresh, new start - which may (or may not) have a positive influence on things such as market value, and new (re) growth.

personally, I do not believe that a name change alone will make a difference. Witness the City of Royal Oak, vs. Royal Oak Township. Most folks don't even know that there is a remnant of Royal Oak Township, that was not incorporated with the rest of the City. It is pretty much one of the few remaining, severly blighted areas of Oakland County - yet it's completely surrounded by areas of wealth.

Re: north bloomfield - there is a controversial development that is reportedly (according to the owner) going to offer upwards of $1 billion in new construction at the edge of Pontiac/Bloomfield Township - it started as an annexation into Pontiac, when the developer couldn't get concessions from bloomfield township, that is now turned into an ugly mess of Act 189 agreements, that actually puts some of the "city services" for that tract of land at the responsibility of the City of Birmingham, which incidently isn't contiguous to it at all...

I could sorta see the East Det. changing to loose some of the relation to the Big D, but Harper woods, without knowing anything about it, it doesn't sound bad at all, I don't see the name changing doing half as much as it did for East Point, and a buddy of mine has had a house up for sale in East point for over 8 months with ZERO offers, so it doesn't seem to have done much for it...

Would changing the name of an AREA improve it's image/propery values? The "Metro Shores" movement was created a couple years ago and hasn't gained widespread popularity...yet. Metro Shores = downriver.

my honest opinion about property for sale in a certain area is exactly that. yeah, that area's proposed house vaule may increase do to the name of the township. but it's still the same house in the same area nothing has changed except the name of the township. people moving there can say that they live in grosse point and totally leave off the heights, hills, or what ever. that point in itself should tell you that grosse pointe has a status in itself. I never looked for a house in a certain area. always looked for the best house my money could buy. area was down on the list, but it did matter. not the name thou. there are good and bad parts of groose point and just about every where you go.
