HELP!!!!!!! Waterfront Property needed!!!

now that I have your attention....


I want some waterfront property up not too North area. I am looking for something no more than 2 hours from Flint, on an all sports lake, that is waterfront, not water near, not access to, not deeded with, etc.

I need some information on what you think of lakes like Sandford Lake, Wixom Lake (up north, not down south), Houghton Lake, etc. Also, any leads you have on CHEAP stuff for sale. I don't care if it is a run down shack, I will rebuild if necessary. All I know is that I want to sun my cellulite on the water this summer.


Thanks in advance for any suggestions/leads you may have. The way the market is heading I may as well take some cash and "invest" it in something I'll enjoy owning....

I personally would stay away from Sanford, it's dirty and super busy, lot's of stumps too!

Little Island Lake, Sand Lake, Round Lake, Indian Lake, all are ~10 miles west of Tawas. Takes us 2 hours from Lennon to get to our lot (Especially if you know the back roads to avoid traffic) The lots are still pretty inexpensive as well

We are on Little Island Lake, it is only a 60 acre or so lake (the smallest of them IIRC) and it is a nice area not very far from motorcycle trails etc... not toooo far from Rose City area either.

i dont know if you like to party but ifyou do then Houghton Lake is the lake for you thats where my cabins at and its a party every weekend great sports lake and trails all over that area!

Higgins lake is beautiful. Houghton lake kinda sucks. It's shallow, sandy, rocky, and unpredictable.

I realize that women aren't capable of such, but what the hell, I figured that since the market still sucked and reale estate is at a point where it's a buyer's market, it was worth a shot.

Houghton Lake is WAY over inflated and over valued.
I think you will find a better value at a less popular lake. You will find it more tranquil and the areas outside tawas are going to be growing in the next while.

Torch Lake is nice, but I'm not sure how far it is from flint.

My parents have a cabin in Sutherland Lake in Harrison, its nice, but the lake is quite small. There are always lots of cabins for sale in the area.

I just remember reading the other thread thats all....

Houghton lake is big, shallow, cottagey, rocky, sandbars, etc. It really doesnt offer much fun in the way of boating.

higgins is awesome, beautiful, $$$$

Burt lake and mullet lake are also beuatiful and awesome, as is charlevoix, torch, walloon, black lake, etc.


Those are all some of the bigger lakes however, when you say all sports I understand what that means according to definition. But what does it mean to you, what are you looking for? Michigan has a TON of all sports lakes with in 2 hours of flint that are not being mentioned that will provide the up north atmosphere.

Check out au sable lake by rose city. Lake George to the north west of lansing, caddillac lake, etc.

Sanford and wixom are nice from what I hear, there are also the muskegon river, hardy damn pond....

I have never been but I have heard great things about Secord lake also.

Tons of options thats for sure.

I haven't spent time up that way much recently.

My all time fav's are still the Indian River inland waterway and chain of lakes. Bout 3 hours from fenton.

All sport, by definition, will be used as a starting point for what we are looking for. As much fun as boating is, we have 2 young children that don't need to be tearing it up at 90mph in a Baha. Something that would be nice to have the family one, and would be capable of having some skiing/boarding fun would be good. My folks use to live on Sanford lake, so I got to know it kinda well. A lake somewhat similar to that would be good, although if the pricw was right, a bigger lake would be better.
