did anyone call for a price?

and secondly - where does the legality (sp?) of running an ORP come in.. there has to be a line somewhere between wheeling there alone and opening up a for profit business.. where does that line get drawn?

does the county have a say if you only invite your 'friends' over?

It would be up to the township zoning board to say yes or no. Once past that hurdle you have to have ORV park friendly neighbors around you. So like Smiley said, after KITM's fiasco it would be a tough sell.

i've had the idea and even drawn up plans for starting my own ORV park. the big problem is finding as much land as i would like. hard to locate 700 acres or 1 square mile in the lower peninsula. although i found 400 for 3.3mil. i wanna have a 1/4 mile drag strip as well as a large ORV park all on my own land. plus a kickass high performance repair shop. and i'll build my house on the land as well. haha thats just me dreaming again.

that was my thought. just need a few rich people to help me out and it would pay foritself rather quickly. 600 acre ORV park with any kind of trails, rock obstacles, and mud pits desired, plus a drag strip, and a high performance repair shop to fix all the shit that breaks. sounds like a solid plan to me. i even made a drawing in paint to kinda plan what i want it to look like.

offer to build it on top of a contaminated site like the GM or DCX land in Pontiac or Auburn Hills :) They can't use it for anything else and right now the DCX land by 59 and 75 just attracts illegal wheeling like the land where the new Wal-Mart is going up used to.

if you look at www.mapquest.com the 175 acres is at the very bottom corner of CLINTON county not ingham. its north of ingham and west of Shiwassee.

I had thought about making a small park up in the hudson or hillsdale area, I have hunted it and that area is realy hilly and not farmable, Kinda like badlands orange trails, the area would have to be at least 200 acres but I wouldn't think it would be over 200k, I have the equipment to clear it and make the trails, it could work if you got some people or clubs to invest in it as long as you got the township to go with it.

200 acres for under $200,000? Not a chance in hell are you going to get a single large acreage tract for less than $1,000 an acre anywhere in Michigan unless it is contaminated and glowing. Tillable farmland will go for $2-5k an acre depending on the soil and size. Buildable acreage will go for $5k to $25k an acre depending on the land and where it is. I would estimate a 200 acre parcel around Hillsdale would go for $750k minimum.

with the cost of land as high as it is, how much would a person have to charge to start a a park.

I would love to see one on the west side.

The blocked off the entrance from Churchill Rd. years ago. I've seen people have made tracks in through the back of the businesses. They need to block it off better.

Northern michigan you can still get large tracks for $1500.00 per acre for good buildable land. Check out the wolverine area. My buddy just bought 80acres for 1500.00 per acre
