but, I for one (and I just may be conservative) but a $400/mo gross profit margin would not equate to that asking price imho. For this type of business, the risk involved, etc. I'd want a very rapid ROI.

Buying, and renting a used mobile home, even considering the lot rent would be less risky imho.

exactly my point.... $400.. even generous... $600/month profit... out of a $20,000 investment that would be almost 3 years just to recoup the investment..... where you could definately invest 20k alot of other places and be much better off.



Another example... I'd bet 20K for Cube winning the race before spending it to buy MJ

I wonder what really killed MJ, I mean drove the final nail in the coffin. Was it the creation of this site? Or was it the absentee land lord coming back for a brief moment to add a fee to the for sale section and try to milk the last drops of blood out of his dwindling following?

x10 I had a few problems with some MJ mods, but that is my problem... not theirs.

a while back I signed up with his name and CC/bio was quick to oust it and purge the account so it wouldnt discourage him from coming over. Looks like he filled the name up too

My opinion. What killed MJ? I think it was the fact that the people in the "community" were too serious about themselves. Yes, maybe some Mods, but also others. They lost the ability to laugh at themselves, take a poke occasionally. And they had short fuses if they thought something was an insult.

GL currently has many of the same members, but everyone seems to shrug things off and laugh. Not sure what the reason is, but I hope it doesn't change if there's an new influx.
