If they stopped the park, chances are the gravel pit will be done as well. Each mining operation has a base time line in the site plan. It has to be renewed by the board in what ever increments set forth by the original approval. (1, 5, 10 year increments)
I cant imagine this board would renew, but you never know, I guess.

A proposed recreation area — including an off-road vehicle park — is causing a stir among Oxford residents concerned about the park’s potential impact on the area and those in support of the recreational facility.

Area residents packed the Oxford Veterans Memorial Civic Center Wednesday night for the final installment of a series of public hearings centered on the proposed Adventure Recreation Park, which would be located on 860 acres of the Koenig Sand and Gravel Co. site.

One such public hearing at the Oxford Village Council meeting on Aug. 13 was standing room only, drawing numerous residents interested in or concerned about the proposed park.

Residents voiced their opinions both in opposition and in support of the ORV park.

Davisburg resident Jim Kitson said the noise complaints were being blown out of proportion, adding that the site has the potential to be used for open pit gravel mining at any time if the owner chooses to do so.

“This parcel of property has been a working gravel pit and mining operation before anyone in this room was born,” he said. “Just because some of the land hasn’t been actively mined in the past 50 years does not mean it is not part of a working ongoing development.”

Oxford resident Patricia Flack said concerns about the cohabitation of equestrian and ORV activities are unfounded because most horseback riders and horses are seasoned to the sound of vehicles.

“I think a facility that offers so many amenities is going to employ people and my question is (if it’s) providing jobs, how could that be bad?” she added.

Willow Lakes subdivision resident Cathy Stiteler is one of several who oppose the park.

“It was a peaceful, quiet kind of serene community, which is one of the reasons we moved there,” said Stiteler, who moved to the village six years ago. “I think that putting the ORV park there is going to change the entire ambience of the area.” Continued...

Al Pieczynski, a resident of the Oxford Lake Estates subdivision, cited noise and traffic concerns in his opposition to the park.

“This is not the right place for this,” he said. “It’s too close to major subdivisions and homes. It’s just too close.”

Another concern expressed by residents is the potential drop in property value in the surrounding area, which is unlikely, according to Oakland County Parks and Recreation Executive Officer Dan Stencil.

“The thing about property values (is that) historically, properties that are located adjacent or near county Parks and Recreation facilities and natural areas have an appreciation in value,” he said.

What the county has been doing for this project, Stencil said, is not typical of most similar developments. Following public hearings, Oakland County Parks and Recreation officials will request a vote in the near future for conditional support from the Village of Oxford, Oxford Township and the Oxford Township Parks and Recreation — which would be contingent upon appropriate testing.

“Typically you buy property and then you try to go through a site plan review and go through all the regulations of the local unit of government,” he said. “But we’re willing and wanting to test to make sure it’s a suitable site so we’re not wasting anyone’s time.”

Stencil said the purpose of the numerous public hearings has been to create a dialogue on the project, taking into consideration the various concerns from residents before the property is acquired.

“I think we’ve attempted to be as transparent as possible going through the different boards,” Stencil said. “We’re trying to address real concerns. If we don’t have a dialog, we can’t address those issues unless they’re brought to us. That’s where the testing comes in to help validate those.”

Public response to the project has been generally positive according to Oakland County Parks and Recreation Planning Supervisor Jon Noyes.

At a booth set up at the Oxford Days Festival on Aug. 3, county Parks and Recreation collected 102 comment cards regarding the project, with 98 of them in praise of the project. Continued...

But the purpose of these presentations and meetings isn’t to serve as a campaign for the park’s construction, Noyes added.

“For us as a public recreation agency we kind of walk a little bit of a fine line because we can’t be an advocate,” Noyes said. “We can’t try to convince anyone. We just provide information.”

Not anymore. Gravel pits and mining are now essentially immune to local regulations thanks to a BS state law that passed last year.

I have a feeling that is not true for this operation that has been running since the 1800's.

They would shut that thing down in a heartbeat if they could legally.

Well thats just sad, Im sure that it will become another 2000 or 3000 houses because there is no way a landfill will be built there, I dont live there but i drive by everyday, thay are already building a new sub just west of the area
I live near enough to hear the Lapeer Dragway as they built up around it, they were restricted to sundays only and a occasional saturday, even though they were there first they had to be restricted, same thing for the mounds, I remember when you could go anywhere out there, The subs moved in and the park got smaller, The locals are the ones that are going to lose, because all the "natural" area will be houses, and as the demand dries up they will be discounted and crime will go up anyway.

Yeah exactly, how many started and failed or 5% filled sub divisions does Oakland County need? Sure seems like there are plenty as is...

Here's a thought I floated out there on a few comment forums:
How about a ballot initiative? If there are enough residents who FAVOR the proposal they COULD override the Township vote. I know if it was my Township Board and they sided with 0.002% of the people as a majority opinion of the 16,000 residents I would sure be pissed. If this meeting was really about 'vote count' and don't kid yourself, it WAS I think there was an injustice served to the 15,990+ residents who didn't know they should have shown up and 'voted'.

This is my thought. and I made a small mention to OCPR of it earlier this morning. Im sure a huge number of residents have no idea of this park. The acticle in the oakland press might help other residents to see what was presented and wonder why they did not know about the meetings.

I wouldn't want the mounds anywhere near my home. But I would be OK with rocks and valleys butting up against it.
