I'm just glad my squatters moved off my land and dont pour their buckets of shit on my land. but they are still living in a camper neighborhood on the lot next to my property. But they have been really quiet latley, I think they figured out I have a few trail cams now.

I don't pay $10k in property taxes each year for those shitty response times!

It still seems to me like people have to take the blame for making bad financial decisions and not keep blaming everything but them selves. I under stand the economy went to shit and all that but it is not the first time nor will it be the last. I signed papers to purchase the house I live in right now a week before I was laid off. That shit happens. I also never refinanced my house to 125% of actual value as so many of those that went upside down. Maybe if people just lived with in their means they would still have been better off.

You can live perfectly within your means, be current on your payments and still be upside down on a mortgage. Being upside down on your mortgage doesn't mean you refinanced at 125% or anything else.......the market took a shit and the house values declined faster than most were paying them off. Don't make it out to be a bunch of broke asses or people making bad decisions.........

that's where i'm at.

next months house payment was made last week and has always been about two weeks early for the last 13 years. i did a refinance a few months ago for the first time but just to bring my interest rate from 7.5 to 3.75.
when i bought this place 13 years ago it appraised at 50K. today i'd be lucky if it appraised at 25K and that's with updates and maintenance over the years. and i have 3.5 lots. the loss of my homes value has nothing to do with my actions.
i do agree many people have refinanced to the point they can no longer afford their home, i know one or two but most of us home owners got hit when the shit crashed.

It sucks, but this is definitely the case for a lot of buyers.

There were plenty of people like DMCjeep explained who plain old were jack asses....but there are a lot of others who have been affected by what those jackasses did (among other circumstances) that have also put good people who have stayed current upside down.

Unfortunately for people in your situation its not likely to ever change in your lifetime. With as much "affordable" housing is out there, in decent nice neighborhoods and suburbs and rural areas I can't see the ghettos recovering ANY time soon, whether that is a true Flint/Saginaw/Detroit style ghetto, or even just the poor part of a small town like Holly, Montrose, Adrian, Three Rivers, etc. Those low priced homes are going to take decades to ever be worth a damn again.

I have to completely agree with you.

I'm also completely aware that my only two choices are live here forever or lose my ass when I sell. I will probably just end up living here for ever because like I said before its really not that bad of a neighborhood. my house payment and property taxes are extremely low and upkeep around here isn't that much.
I'll just continue to update and remodel the interior which I have several times already and keep a coat of paint on the exterior because considering I live in the hood, I really don't give two shits about curb appeal. although I do have to say I have one of the nicest yards in the area. but that kind of stuff keeps me busy and I enjoy the yard work.
count my blessings because I could definitely be stuck in a worse situation.

If I was in your situation....I would pay it off, then when ready to retire sell it for whatever I could get, or keep it as a rental. I can't figure that you owe that much based on the 50k figure you tossed out there

I don't know your area, but I picture the ghetto of muskegon being more like a small town ghetto than a flint town ghetto, then again I have no idea I haven't spent much time there.

I am in a "good" situation with my house but not sure what I want to do yet either.

I am not upside down, live in a good neighborhood where home values are all good. My mortgage rates are good, I've only been here 3 years, but I would like more property.

Do I suck it up and have a home that is paid off 10-12 years from now......

Do i sell and make about 65-85k in profit for downpayment on what I really want......

Either way I plan to move out of the area into my "long term" home in about 10 years, which lends itself a lot more to the stick it out and pay if off mindset, even though it is not exactly what we want.

i live in the hood not the ghetto. i'm one notch higher on the neighborhood food chain.
paying on 50K at the 7.5% interest for 12.5 years i still owe right at 42K because I've never paid any additional towards principal. but, now that i have it down to 3.75 fixed those numbers will start to drop a bit faster. the only other payment i have is my JK and that will be paid off in two years or less. at that time i plan on doubling or tripping up on the mortgage payments because they are so low ($324 including escrow) just to get it paid off.
realistically, you hit it on the head. i do plan on staying here for another 15-20 years and find something small with some land preferably on a river to finish out my last years. hopefully my kids will be able to take this place at that time.
