My neighbor is constantly about $20k behind on his taxes but always pays just enough to keep it from going to auction.

If he ever slips and it makes it to the auction block I'd be there bidding without delay. I long for the day I can knock his house down and have the biggest yard in the neighborhood.

It does not make good sense to throw good money at bad investments.
We already have the largest yard in the area, 3.5 lots. Why pay 2K for it and then pay for demo and clean up when I can wait for the city to do the demo on their dime and pick the lot up for less than the taxes owed???
NOTHING around here sells.

If "NOTHING" sells around there and you have the biggest yard it sounds like you already through good money at a horrible investment. You said whopping 2k so you made it sound like that wa nothing for the property. That is what made me wonder. Now I see you already have a house and yard worth nothing and don't need more. Makes sense.

I kinda did the same thing. I should be able to make a little money on my property because its on a lake with great people around. But it's not going to be the 50-75% return I wanted.

I'm in Sherman manor (Norton shores). Within two blocks of the two ice cream shops on Sherman by that small park.

My neighbors are living in a popup camper.

One neighbor hates me already. She is a renter too, and already has killed her lawn because she doesn't want to water. There is a thread on here as to why she hates me. Dirty looks every time I drive by.

The neighbor on the other side likes me because I try to keep the place looking nice, and am not as rowdy as the previous hoodlums that lived there.

we joke a lot about living in the hood and we do live in the hood but it's really not a bad area.

in 13 years of living here the only real problem I had was within the first two weeks I moved in. I caught two kids by my bedroom window and chased them down the driveway out into the middle of wood street with my 12 gauge. I know that was a bad idea running out into the middle of the street with a shotgun but that was 13 years ago and I was a lot less intelligent back then. Lol

in my opinion the house next door is not worth buying. the amount of money that would have to be sunk into it to bring it up to code and livable would probably be more than any property around here is worth.
our neighbors to the north have been trying to sell their house for 29,000 for months now and have not had one person come look at it and its a nice little house inside and out.
