Default Property Survey

Anyone know of someone who does surveys perhaps a side job?

I have property that has no recorded survey but we do have one side of property that neighbor had a survey completed so I have one property line.

But at some point, to get a legal description, wouldn't they have to do a survey? ( really gots no idea...)

To do a survey, you have to have a legal description to go by... I think.

Yes, but if you were to order a survey it would be accompanied by the legal in the same document and certified as accurate with a surveyor's signature and stamp. Many times only the legal is recorded with the deed though.

To the OP, do you know your rough property dimensions, and what is your intent in the survey? Just finding property corners? If so, your neighbor's line is an awesome start. Get a long tape measure and go from the corners they found for him. Measure out in the direction you need to go and start digging around. If you are a metes and bounds parcel (i.e.. not a platted subdivision) you should be able to find a metal rod set in concrete. That is your corner. This can get a lot tougher obviously if you're not a rectangular piece, but you might be able to avoid hiring a surveyor if you just need to find your corners.

If you are in a plat or site condominium (same thing, really) then you likely won't have marked corners.

Surveys are done but not necessarily recorded with city, twp. etc. I couldn't find one with the twp. or county.
I do have an arial view of the property. Property many angles and on water which makes it more challenging.
I have markers on one side but not sure of other side, which is where the issue is.
Still looking for someone that can do this for me?

My father in law owns a civil engineering firm, surveying is not cheap...with that being said if you still want it done, PM me and I'll give you his number. I've had my property done..7 acres non square, when his guys were out doing mine they told me a survey on property like mine would be in the thousands of dollars range

Not sure how long your boundary is, but just as a point of reference for if you do get someone. I recently had 3 property lines surveyed (separate properties) and posted at 200 foot intervals. Probably 4,000 or so linear feet total between the three. The cost was under $4,000.

If I were you I would ask for two options. One to survey and mark the line in question, and the other for the full property.

As I said above if you are lucky and willing to dig you can find markers yourself and save some money.

warranty deed? land contract? the vast majority of property transactions, even financed occur without a survey these days.

haven't seen a mortgage survey in forever.

My parents just had their 1/2 acre lot done with their cabin, it cost $850. Rural area, with neighbors on each side. Found out they not only own the one neighbors fence, but his boat dock too!

Mine wasn't surveyed since it is platted, but my grandparents' house was on surveyed land (they bought the house in 1926).

Wasn't aware that acreage wasn't surveyed much anymore.
