This is how neighborhoods are ruined. Let's say all houses are 100k. One person lets their house go to shit, and sells for 60k. The person buying it for 60k doesn't give a shit and let's it go down further. Then the neighboring houses are fed up with the shithole they're living next to and sells for 80k just to get out of the neighborhood. Eventually every house on the street will lose their value because of one hilljack living in the city.

I wasn't suggesting you cut it by yourself, and only after you found no other recourse. My main point is I don't think it's smart to deface it in any way.

If the owner is not available, rape the lawn itself.

Once the lawn has been cut by township or other, perhaps consider mowing a cawk into the lawn once debris has been removed.

I drove through my first neighborhood not too long ago......man, this exactly what happened there. The entire place looks like shit, and that includes the (formerly) million dollar places on the lake. It's shocking.

This time of year the grass is really growing. The rain we have been receiving is incredible. There are many houses in my neighborhood that the grass is probably close to 12"-16" tall. I don't mind it that much. There are no rules in my neighborhood, so people can let their jungle grow as they please. As long as their grass is all grass and no little trees starting to pop up everywhere, then it's somewhat better.

If it were me, I would probably cut it myself. Maybe you can send your own bill to the realtor and get reimbursed for your gas and time. Simply tell him that not only are you keeping the yard in line with your SUB rules, but you are keeping the house presentable for potential home buyers. I think he would appreciate that, or at least hope he would.

They may not have a HOA but most city's do have a ordinance on this sort of thing. I got burned years ago in when I lived in Berkley because I didn't have a small wood pile 18" off the ground. See Berkley's ordinance below.

Property Code Enforcement Quick Facts:
Grass and Weeds.
Berkley City Code prohibits residents and businesses from maintaining grass, weeds, or other ground cover to a height greater than 8 inches. More information here.

Bushes and Shrubs.
Berkley City Code requires that bushes and shrubs be trimmed to a maximum height of 3 feet so they do not cause a sight obstruction at corners or along driveways. Also, bushes and shrubs must be trimmed so that they do not encroach on the City sidewalk.

Shoveling of Snow.
Businesses and apartment buildings are required to clear the sidewalks when snow accumulation exceeds 2 inches. The snow must be removed within 12 hours after the end of the snowstorm. Snow cannot be piled in the street. More information here.

Compost Piles.
Compost piles can only be located behind the house and must be at least 15 feet from any house and one foot from the rear lot line. Compost piles cannot exceed 4 feet by 8 feet or 8 feet in diameter. Compost piles must be maintained to prevent the attraction of rodents, pests, and unpleasant odors.

Vermin Control.
Local law prohibits any condition that will provide harborage for rats, mice or other vermin. For example, trash must be placed in plastic bags. To prevent burrowing, rat walls are required for all construction that is over 36 square feet in size. Firewood, yard waste, or construction materials must be stored at least 18 inches above the ground. Broken windows must be repaired. Pet food should not be left outside. Yards should be free of trash and pet droppings. Lawns must be maintained to a height less than 8 inches.

Vermin Control

Junk and Debris.
Building materials may not be stored outside unless a building permit has been issued. Junk or trash cannot be stored or accumulated on property.

Junk Cars.
Vehicles must be licensed, registered, and operative. Vehicles must be parked or stored on concrete or asphalt."

Wow, the township doesn't mess around. They will send somebody to investigate by noon, and if it is deemed to be 20" or above (which I measured, it is in some places) they will cut it immediately. If it is between 10" and 16" they will issue a letter stating the owner must cut it within 48 hours or they will cut it.
