I will also need someone to look at the HVAC but the gas line is cut.
I need to know if the unit can handle the space and how much to run ducts to a storage room

Good luck, just figure it's going to be more than the first quick off the cuff quotes. If you can get a general contractor in there and they should be able to get you a ballpark price.

I had a couple appointments next week with a general but the owner needs a answer today. I'm was quoted about $5000 to finish the elec and $1500 in labor for the plumbing but I need to know a price for everything that will be needed like ( water heater, drinking fountains, slop sink...)

I am not going to sign a 5 year lease with my eyes closed

No clue, the amount of rent the owner wanted was well beyond what I thought was reasonable, then again I don't know a ton about commercial property in fenton. I just thought it was rather high.

So lets hear the details. Noone is going to steal your business idea. What buikding? What is your new business? BTW, if the owner is putting pressure on you to make a potentially life altering decision quickly, tell him to get bent. Take your time and dont screw yourself. There is always another good oportunity and / or location for your business. This one sounds like a money pit. It will cost double the estimate.

IDK, but any time somebody tries to force me into a short deadline, or pulls the "it has to be done now, or the deal's gone" I walk... No I RUN away. I don't like being forced into decisions.

Its a upscale consignment home goods store.
We were planning on buying a store in town until the owner broke a verbal agreement.

I have 2 locations I'm looking at but this one needs more work and the other is possibly being sold.

This is my last final chance with this location and if i can't get a idea on repairs to negotiate rent adjustments I will walk.

Funny, with what just happened at the 360 store I was talking to the GF and jokingly said we should open a new consignment store in fenton.

Good luck! Sit tight and you can probably score the 360 location for even cheaper.

After what has been rumored to be happening with the 360 store, I would not want to buy that business or use that location. With these business starting to fail why would you want to start one? It seems to me that the market is flooded in Fenton. I can think of at least 5 resale stores in Fenton alone.

360 was busy as hell.....same with the brighton location. Business was good, business ethics was not.
