Also, remember to check the late and over due bills.
People leaving their house usually do not care about late taxes (the bank usually catches these) but over due water and sewer bill is THE NEW OWNERS RESPONSIBILITY! This travels with the house, not the previous owner. Again, a realtor can help you with this, or a simple call to city hall. I looked at one, the PO left the water running when they left. The Water bill was over $1,000. I cut the offer by the 1K to make up the difference. but the bank turned it down..

Do not forget to leave some $$ in the pockets for large items. Furnace etc. If the power is still on you can test those on the walk through, but most of the time the power is cut.

I would also recommend a good realtor...they really don't cost you anything since realtors generally make their money off the seller, not the buyer. Just find someone you can trust to steer you in the right direction.

I bought my house last october, it was a forclosure , you can't even talk to some bankss without a realitor, so we got one and it saved our ass, also like already stated showed us a number of homes throughout the area but I wanted this one called the bank 5 times n got a pending sale everytime, had my realitor call she got accepting offers and the code to the key box needless to say a realitor costs you the buyer nothing your buying the house and the seller pay for the realitor, also inspection is a must, you pay for it but its werth it, saved me 10k I ended up having to put a septic system in and redo some plumbing and I paid cash, which is always king, so now I just gotta pay my taxes n utilitys (which are less than 400 a month) so get a realitor and get an inspection its save you in the end banks are asswholes they usually won't hand out forcloser lists I've tried they always told me to go online and register
