House in Auburn Hills for $4995.00

Plus taxes which I dont know what they are.

I am still thinking about buying it but until I find out about the deal I have going I am holding off.

75 Churchill Auburn Hills is the address. 1.24 acres 1600 sq ft.

Look it up on Zillow and trulia. The price there has not been dropped yet.

Yeah I just looked on the map. Honestly doesn't seem like that bad of an area. Not the most upscale in Oakland County...but hell for 5k I want to buy it, sell my house, and have no mortgage...woot lol

And on top of that like a 15 minute drive to work :)

Wonder what the catch is? They show no pictures of the inside so it has to be absolutely trashed inside if I had to guess. I found it on Trulia and it says its 20,000 after a 10,000 price drop on 3/24/11.

Damn...now I'm curious :)

It's an old house. Not sure what the inside looks like, but I know that area well. I aged in that area and have a few friends that live on or off of that road. I know the American Legion is right across the street and it is within short walking distance of a very nice park and downtown area.

Well, I just asked one of them about it. His exact words were, "Yeah, if you bought that house, plan on moving in with a dozer first".

Maybe thats where the 20k trulia listing comes into play? 15k in taxes? Seems like the city would have taken it back long before they got that deep in though.

I drove by and looked at it tonight...haha

Couldn't see much because the windows were all covered. But I have to say the yard its pretty much useless. The front yard sits like 10' above the road with a little steep driveway going up to just a dirt spot by the front door. And about 10-15' off the back of the house the yard DROPS off about 20' to the back yard, which based on the neighbors swamp/pond, is very low lying.

All in all if 5k got it it would be a hell of a deal, but I' not really sure how much stuff was wrong that you couldn't see.

Be carefull and make sure it is not three years delinquent on the property taxes before you sign any thing. When I was working down their we looked at some cheap houses because you could buy them so cheap. When we looked into it and found out their was 13,000 in back property taxes owed.

I have seen it listed for $20,000 not $5,000. Its an old house that needs a lot of work. It is in a good neighborhood, I am very familiar with the area. I'm pretty sure Auburn Hills has a new ordinance about houses that are registered vacant, have to be brought up to code before they can become inhabitated again. I would check into this, that would make it not as good of a deal. Depending on what size of house you're looking for, there is a house right down the street on Churchill for sale for $18,900. It's 2 bed 1 bath, but has a newer roof, and mostly new siding, needs to be finished. It's a small house 850 sq ft with a one car attached garage.

Any part of Aububrn Hills is nicer than Clawson though.

in 2008, the taxable value was still probably very high, as the black stock market october crash and resultant halting of new construction, and bloat of available housing on the market had not yet hit with full force. not only that, but back then the STC was requiring assessors to still utilize a 2 year sales study, meaning that sale prices from 2006 and 2007 were used to establish the SEV/Taxable Values for that 2008 tax bill.

add to that, proposal A's requirement for non-homestead property to be levied an additional 18 mills of property taxes and I am honestly surprised that the older bills are not higher.
