Default Nice lakefront home on paved road just outside Atlanta, MI. $79,900 *PICS*

Nice year-round or vacation home on private lake. 3 bedroom, 2 full bathrooms, ~1,568 square feet. Located on M-32, about 5 miles west of Atlanta, MI. 49709. My wife's Grandfather built this house and garage in 1989, now it's ours. The house is in really nice shape, though it could use a little updating. Comes partially furnished with 3 beds, a couch, dining set, and misc. chairs and end tables. All appliances included, as well as an aluminum dock and 4 person paddle boat! Decent size deck off the back doorwall. The garage is a "deep" 2.5 car, IIRC it's like 32 or 34 by 28, could easily fit a couple small trailers in there and still have room. On private Lake Inez, bass, perch, bluegill, and pike. Like I said, aluminum dock and 4 person paddle boat included! Over 80 miles of ORV Routes and Trails just north of town on M-33, for Jeeps also. ATV riding is legal on any road (legal in Montmorency county) except the State Highways M-32 and M-33. Snowmobiles permitted on road right-of-way also, sled right out of the garage! About a half hour from beautiful Clear Lake as well.

Asking $79,900 *HUGE PRICE DROP AS OF 6/13/11!* Was asking $89,150.

Here's a link to the Century 21 listing http://www.century21.com/property.c21?id=C2136164498

Feel free to contact me with any questions you may have, plus I have additional photos of the house that aren't shown on the listing.

Thanks for looking!

Okay, so it had been a few weeks since I cut the grass, but we do take good care of the place!

Sorry kickstand, I really don't know, and I can't seem to find out after a decent time of interweb searching. Here is a link to the lake on Google Earth, it's the best I can do for now. It is a deep spring fed lake, and obviously the dark solid blue represents that portion of the lake. The greenish area is indeed part of the overall size, but is anywhere from ankle deep to chest deep. If I can find out the size for sure, I will definitely let you know.

The neighbors to the east are about 200-300 yards away with trees in between. A quiet family who lives there year-round. Can't really see the house, and you barely know they're there.

The neighbors to the west, however, are right on top of my place. About 25 feet between my garage and theirs, and no more than 100 feet between the houses. But it's a seasonal home, and the owners are an older (55+) couple who is really rarely ever there, they even have a local kid cut the grass. It's like nobody lives there.

I do just want to add that this house has natural gas, not propane! Gas forced air furnace, water heater, stove/oven. Has a gas log fireplace in the family room. Also has central air!

Feel free to ask any other questions.

It's a turn-key house! Some food is all you need to make this house complete.

It's a great place for kids, and the 3 bedrooms means room for everybody! Make me an offer!
