Exclamation Support for Bundy Hill - Feb. 16, 2010 - Somerset Planning Commision Meeting

Tonight the Somerset Planning Commission will review the site plan for Bundy Hill Offroad Park and make recommendations to either pass it or to deny it. The surrounding neighbors have been notified and again have the opportunity to oppose operations all together. Thanks to all the support of our park quests, friends and members that have helped us come this far. This is a public meeting and support to reassure the board of commissioners that we have a community conscious operation is always welcome. The meeting is tonight at the Somerset Township Hall 7:00PM. Remember this is a public meeting and anyone who wishes to attend to show support is welcome.

Public Hearing - Planning 7PM to 9PM
Somerset Township Hall
12715 E. Chicago Rd.
Somerset Center, MI
http://somersettownship.org/CALENDAR...date=2/16/2010

Thanks
Owners and Staff

Yeah, a little bit more notice would have been great. What is the general consensus from the surrounding neighbors so far?

Many of the neighbors and local business owners are still supporting us, and we would like to thank them for their continued support. However, there are still a few who are opposed despite our best efforts to work things out.

We have 3 neighbors that are in total opposition to the park.
The owner of Jerome Country Market, (His Son is a property owner adjacent to the park)
Country Market is still pissed because the Property Owner of the Pit would not lease it to them to start a Hunting Game Ranch.
Thus, "Let's be a pain in the rear ends of the OVR Park folks". Nothing we have tried has or will ever please these people, we're just stuck with them being a pain.
We have offered many olive branches trying to be good neighbors, and they want nothing to do with us.
That's the Market we're not patronizing that's about 3/4 of a miles West of the park. FYI

The second person is a farmer to the North of the Pit, that was concerned about trespassing on to his land. We have installed fencing and a ton of No Trespassing Signage to prevent this.
So, he should be a more comfortable with the issue he has. Again, we have worked with him to address his issues, and hopefully we have done a good job?

The third guy had to be reminded at the last meeting that he's not even a resident of the permitting township, and lives over a 1/2 mile from the park.
So, I guess he can be as opposed as he wants!

Other then that, people in the community seem to be all for it.

Good to hear. There will always be some who cannot be pleased. It won't matter what you do. I just wondered what the general consensus was with the neighbors. Hope it goes well tonight. I assume you will be posting an update after the meeting?

Well, the meeting went well. We only had to make one compromise with a neighbors who felt that one of our trails was too close to their property line. The compromise will be that the second half of Nutcheck trail will have to be closed. It was either that, or we might have faced a restriction of a 200ft buffer zone from all property boundaries. Other than that, everything we wanted was approved. There were some additional conditions added that govern our "Guided Night Tours", which is good because the first reaction to operating at night wasn't good. So, the added conditions allow us to continue to conduct our "Guided Night Tours" in the future. Lastly, if I had a dollar for every time I heard the word "Noise" at the meeting, I could buy Bundy Hill and all surrounding property, so noise wouldn't ever be an issue. What I am trying to convey here is that we are going to be strictly enforcing our noise ordinance in the future to keep the neighbors happy. We simply adopted the same ordinance and testing procedure the DNR uses of 94db. So we ask that everyone take this into consideration before your next trip to Bundy Hill. We will have a meter available for testing, and all rangers will be trained in the proper testing procedure. It is NOT mandatory that all rigs/bikes/quads be tested, but it will be up to the discretion of the staff on whether something needs to be tested. If it was up to us, we'd say run what ya brung, but in order to keep everyone happy and the gates open we have to make compromises.
We did however manage to break the thick tension in the room at the meeting in a truly Bundy Hill Pit Trash fashion. Mike, the owner of Bundy Hill, successfully executed a cough-fart (accidentally) during the meeting, which nearly caused all of us to have to excuse ourselves from the meeting. The best part was this happened while the commissioners were discussing the noise issue

Very good to hear. This is what Michigan needs is places to wheel and it does benefit the community greatly and good to hear that they are on board with it. HAve a great place done there, look forward to wheeling there in the years to come.

Good deal. Doesn't sound like it went bad at all. I don't mind a little compromise if it keeps the neighbors content.
