..and OH MY is it fucked up! I never realized how bad some things could be built. lets start at the beginning. I have never been past the kitchen in all my years dealing with these folks.

The house built in around 1959-60. its a modest ranch with about 900 square before the addition. it was built as a divorce settlement, so that leads me to the conclusion I have come to?

The guy must have hated his ex, this house is a sure sign of it. from what I know from the last owners they couldn't afford to heat it( they used wood & pellets). even with a 90% furnace it never stopped. the dry wall sags bad between the trusses I think that is because they are on 48" centers (I kid you not) the addition isn't any better at a mix of 33" and 24" centers.

the only insulation you can find is in the garage which was added with the addition around 1970 ish. its a piece of crap too.

the best is the basement access. I don't know if its the original its built so poorly. the door to the landing is a 6" below grade. it has a lintel outside and the sidewalk is that much higher then the threshold. the screen door swings onto the lintel making it about 71" or 72" high(I'm 77" tall so I just roughed it). its whats inside that scares me. the attic access is above the landing where you need a ladder to reach it. the landing is made of scrap it looks like and is just a nail or two from colapse. it looks so bad I asked that I go down by myself as to avoid added weight on it.

the part I find unreasonable is the fact there have been 3-4 owners of the place in its life and its never had any upgrade to its structure a side from the addition. it looks like the original paint in most rooms.

I always laughed when I went in the barn at this place as it had 8' on center trusses that are hand made. they are 2 x 8 at the top with 2 x 6 stringers and they are huge, but spaced so far you'd think the roof would fall right in. That and its a dirt floor with about 2-3 % grade inside.

you can see where the house has had updates to the outside(siding & roof). its like painting a car while it sits in the crusher. the last owners lived there about 20 years, I find it amazing that they didn't do much other then replace the cabinets and slam the old sink down on top of it. I was at one point considering buying it, its too far gone for my budget as it would take $40,000 to get it up to my standards. on a side note it does have a nice view of the highway

yeah and the nails are about 3" apart. its only hanging on by the edge in most places and shear will power.

this is the side door where its little short going to the landing. I understand now why I didn't see them use it much. the block on the inside is cut away like the door was added later after the house was built.

here is the barn. from what I saw it was a steel roof building originally. it has 2x4s layed out for it in the lower pictures. the shingles and plywood add an substantial amount of weight to the spans

this one is a little harder to explain. from what I was once told a tornado or large wind ripped part of this side off. the holes you see are from recycling the sheet steel and putting it back on. if you can see the floor its all dirt and they have a couple ground hog living there. all in all its held up this long. the one at the next neighbor is the same construction so I assume it was built by the same guy(s). this is in good shape as compared to the them.

That roof is as wrong as two boys f*ckin. From the pic it looks like they 8 foot spans and putting the 2x4s on the flat isn't really doing much other than adding weight.

Thats is nuts! Gota love old houses.

I'm helping a Guy remodel his Retirement house In Spring Arbor and it was Constructed about the same time as that one. He said he ran into the guy that built the house a couple weeks ago and he said "So, what'd ya find" and after he got an answer he said something along the lines of "Well, Inspectors weren't the same as they were now and they just stopped by every once in a while to check if you look like you're doing it right". This house is a bit better then that but there are still some major things that needed to be fixed. We Tore off a couple walls and found 4 or 5 wires taped together in the wall (Normally they would be found in a Junction box, but not here.) I just laughed. He Chuckled. We kept going.
