Default best place to find forclosures and short sales?

i have seen sites that you can $$ for a list. i am in GR and currently use WWW.GRAR.COM to look for home listings... anyone have other sites that they use?

Have you tried looking for HUD homes? My parents just got a house the was a HUD home.
They're homes that the GOV'T already got paid for what was owed on the house and just being sold for profet by the GOV'T

these days, quite a few banks are using their own web-portals to dispose of their own REO properties.

short sales are most typically still listed by a Realtor via the local boards/MLS.

HUD homes are usually good buys, but they are not homes being sold by the government for profit. They are foreclosed homes that where back by a government program, most often FHA. By law, in Michigan, if a bank sells a house for more than they foreclosed on they have to give the excess back to the previous owner.

The real estate agent, said that the Gov't paid off the bank on what was owed/due. Then being sold for what the Gov't can get, so pretty much profit. That is what the agent said, but he could be full of shit. He already lied straight my parents face that involved the house they bought, trying to deter them.

I use a ton of links for michigan stuff. theres lots of sites that exclude forclosure from the regular listings since they have fixed amounts of the % they get for selling them.

Unless you have a lot of time and patience, stay away from Short sales. But we bought a foreclosure and we were in it less than 30 days. We just went to realtor.com and in the description they usually say bank owned (foreclosure) or subject to third part approval (short sale)

The top one is up dated daily from Fannie Mae. I watch that to see what selling as to how active the market is.
