Default **SOLD**buildable lot in baldwin mi--120x100 $1600 obo

120 x 100 wooded lot north of baldwin just off highway 10. the legal description is lots 10 to 13 in blk 65 lakewoods acres#3. lot is big enough to build on 120x 100. taxes are very inexpensive, around $40 year. nice lot perfect for hunter or fisherman. many lakes nearby, governmt lake just to the south. very close to trails, peacock etc. any questions ill do my best, only been there a few times. 269-998-6243. price is obo.

so, is the lot 120x100 or is the buildable area 120x100? usually you can't cover 100% of the property.

I am wondering the same thing? If the lot it's self is 120x100 what is the maximum size structure allowed to be built on said lot? Has this land had a Perc test? If so what was the results? Any other buildings, cabins or houses nearby? How far is the nearest electricity source?

Whwn you say that you are close to peacock are you refurring to the street or the powersports place on 10? Are you close to where 10 turns and heads towards Luddington or are you closer to town?

OK- LOT IS TOTAL 100X120. DONT KNOW ZONING REQUIREMENTS FOR BUILDING SIZE I JUST KNOW THAT WITH THE LOT SIZE IT IS BUILDABLE RATHER THAN JUST A CAMPING LOT.

IT IS NORTH OF BALDWIN ON 37 JUST SOUTH OF THE 10 TURNOFF TO LUDINGTON.
NOT SURE ON MOBILE HOME, ZONING GUY ONLY WORKS MONDAY AND WAITING TO HEAR BACK FROM HIM. NO PERC TEST DONE. I HAVE NOT TOUCHED THE PROERTY SINCE I BOUGHT IT. HOPE THIS ANSWERES EVERYTHING, ANY MORE QUESTIONS I WILL TRY MY BEST.

Good questions to ask:
Existing Zoning, on the property and surrounding to see what can go on your property and your neighbors.
Future Land Use Plan (what might happen down the road)
Sewer and water availability - if not available, contact the County Health department and ask if they foresee a propblem of septic and well permits being granted
Verification from the Zoning Administrator that it is buildable
Setbacks - primary structure and accessory structure
Fence regulations
Minimum structure size
Approx. taxes if you built on it
If Ray-Ray's parents own vacation property next door
If you can put up a pole barn without a house being there first
If there's any train tracks in the backyard

I looked them up - they don't have a website, so you'll have to call. But a 100x120 lot is a fairly decent size. Assuming 20-foot side setbacks (which is a lot), you'd still be able to build a 60 foot wide house.
