Andy, not many people get they're "everything they dream for" home in their first home. You need to start smaller, something with what you need...

Buy my house, it has decks and pool to hold parties, and a decent size garage, and plenty of area to park projects behind the garage hidden from the street and neighbor's view so no one complains.

Having a smaller (.75 acre) lot to cut will leave more time for other things too.

When you have your next idea, save yourself the headache and just keep the idea to yourself, if and when to complete said project then post. With you its like watching someone get kicked in the dick over and over and I don't even know you on a personal level.

Re-thinking things, building isnt an option at this time worth presuing. It was a nice thought for a minute. Maybe ill buy some land sometime soon for future dreams.

Back to house hunting, got a few candidates. Waiting on pre-approval.

Dude, at this point you should have pre-approval before you even go look at stuff. I've heard so much from friends in the market about how crazy the demand is and the bidding wars that are going on as soon as stuff hits the market. Be prepared ahead of time to jump on one you like, not after you look at it.

I lucked out big time and got damn near my dream house a year ago, but things have changed enough since then that there's no way I'd be able to find something comparable now.

Def don't build first house. The main purpose of first house is to find out all the things you hate in a house, so that you can make sure seond house fixes situation.

Just think, in a tough market like this, where every house you look at is a run down peice of shit bank owned or short sale property, wouldn't it be nice to have a jeep, a superduty, an ambulance, a pile of parts, a bread truck, a partridge in a pear tree, a handful of guns, in CASH instead of sitting in various states of disrepair?

I mean, with that kind of cash you could either score one hell of a deal on a fixxer upper with a small mortgage and a huge pile of cash to fix it up with....or......a cash buy and fix it up as you go along......or........a nice down payment on exactly what you want.......or........
