Default Letter from Land Services about oil and gas lease

Anyone live in or around Lake Orion receive a letter from West Bay Exploration company about an oil and gas lease?? We received this about our property and was kind of surprised... Was not aware that oil or gas is suspected in Orion Township.. Anyone have details about this personally?

My parents live in Holly. This past summer they had a big monster truck looking machine out that was sonaring for pockets of oil or natural gas. I was driving down the road and had to stop to not mess up the readings. I talked to the flagger for a few minutes about it and he said that people in the neighborhood might receive royalty for the minerals if they find anything.

Is the letter that you received just a notification that they will be looking or that the found something and they'll be sending you checks?

We have a new gas well in at Indian springs park near us. I also just received an email about proposed fracking in Waterford.

I have property in Barry county, and had a couple offers to lease the mineral rights for oil and gas.

The first offer was $30/acre for 5 years and I turned it down. The second offer was $100/acre. I didn't respond. I researched the state land next to me that the mineral rights were auctioned off and found that it went for $375-$410/acre.

Fracking scares the hell out of me. If you have Netflix there is a documentary call "gas land" it's worth the look.

if either of you are that worried about it, contact a real estate attorney.

your local zoning ordinances will dictate any type of industrial extraction/drilling operations that could potentially happen, so most often the only thing these companies are looking to do is to tie up the exploration/extraction rights from a vast potential pool.

there's a large swath of white lake in oakland county that they did this for about 15 years ago before the DNR auctioned off the State's NG rights this past year.

if your property is a huge piece of farm land then you might have a claim worth keeping, but most typically if they find a deposit underneath your general area you aren't going to be able to exclusively harvest it like these guys anyway

Not entirely familiar with it but gas and mineral extraction is one of those things that is exempted from local zoning. If there is a willing landowner there is not much a municipality can do about it.

Personal rant, this now includes gravel pits thanks to a bullshit law that was shoved through last year in record speed (i.e. weeks). There was a township in Leelanau County (Kasson) which fought a gravel pit on the grounds that it wasn't good for the community and won in the Supreme Court, but the new law effectively reversed that decision. Now you could move to a neighborhood that has been there for 50 years, but tomorrow someone could establish a gravel pit behind you and (until future court actions prove otherwise) your city/township could do nothing to protect you. /end rant.

There has been a company sending my MIL letters trying to get her to sign a lease also. They are offering $100 for a 5 year lease and 1/8th percent of oil harvested. She lives off Andersonville rd in Waterford. They keep telling her no equipment, or operations on her site, as they will drill horizontally from the Indian Springs well.

I was present on Wed when one of their reps came to her house trying to talk her into it. She refused, and he says, "We will be in touch once more of your neighbors come on board"

What's stopping them from taking the oil under her property if she refuses, but any one of her neighbors allow it??
