garage space for rent. (discusion)

iv'e been trying to do this for quite soom time now,
i have a 60x60 bulding behind my house.

i plan to offer a warm ,flat well litt 15x15(or so) space for repairs to be done by you.
plans are to have tool rental and things like ,air, tube bender, welder and i think a small spray booth.



any sugestions?

I hope you have a lot of patience. You will one day run across "that guy" that comes and screws up all of your equipment, stays too long, and offers to pay you in paintball equipment and used stereo equipment of questionable origin.

My old work place used to allow people to use the hoists after work and on weekends until "that guy" came along and turned an over the weekend trans swap into a multiple week affair that shut down a hoist and pissed off the shop manager to the point that he shut it down for all.

ya, i happen to know a few of "thoseguys" it is one pf my main concerns,i was thinking fri - sun to get it started.

Yeah John, my jeep will be at your place for no more than 3 weeks.

To the OP, I'm not sure I would do it. You'll end up with a mess, your tenant will take up more space than you allow, tools will get lost, shit will get set outside and then like John said, good luck getting paid unless you demand up front payment.

No worries, I'll be over to use your hoist. I should be there right after work and it will only take an hour or two.

What were you thinking of charging for said space?

And is it a "come over and fix your stuff for a night" kinda thing, or come over and you can strip your rig apart and keep it here for weeks... Kinda thing?

I would definitely throw some cash your way if you decided to go through with it. I live in an apartment and my parent's garage is too small to comfortably work on my Jeep.

Then again...

I clean up my messes and respect other people's property. If I broke something it would be replaced by day's end. It seems the majority of people these days fall into the exact opposite category for that.

Suggestions would include setting up a legal business (a sub-s corporation is not super expensive to setup, and has much less liability than something like a basic DBA), having a lawyer draw up a liability release form, and buying some liability insurance or whatever a lawyer recommends, so when one of your "renters" hurts or kills himself in your garage, he or his family do not end up owning your house, for starters.

It sounds like a nice idea in theory, but could quickly become the worst idea ever, IMO.

Sounds like trouble. One broken welder or tube bender and there goes your profit, not to mention clean up, broken / stolen stuff that no one will admit to, etc.

I have a friend who leaves shit out, doesn't clean tools when he's done and doesn't understand why I get mad at him for spitting on my floor in my basement shop when working on his dirt bike. No way in fukc would I like strangers use my stuff.

That said, I would keep it towards the hobby type of guys working on their non daily driver and keep hillrod bob who's working on his clapped out daily driver pos out.
