Arrow Vacant Lake Front Lot for Sale outside Rose City

We have a vacant lake front lot for sale outside the West Branch/Rose City area.

We had a 24' travel trailer on the lot and used it for a weekend getaway. The association dues are $20.00 a year. This fee pays for stocking the lake with fish once in awhile and adding sand to the beach.

There are only about 9 homes on this lake. There is a Boy Scout camp across the lake and will never be developed.

The fishing is great. No gas powered motors allowed on the lake.

The listing is incorrect about the septic. There is a illegal septic tank and probably a field, but it will need to be taken out and replaced. According to the DEQ, this is actually not a totally bad thing. Because you can get the permit to replace an existing system a lot easier than getting one for a brand new system.

Because we are in Alabama, we are having a realtor handle the sale. For the price listed, we are looking for a cash sale. Not a land contract.

What's the minimum monthly on electricity?
Taxes?
What's the beachfront like?

Taxes about $400.00 a year. Electricity when we had a travel trailer about $45.00 a month. $30.00 to have power on- meaning not in use.

$20.00 association fees cover the beach getting sand and stocking the lake with fish.

Lake front is not sandy. Lake is secluded, very quiet and peaceful, clean water and great fishing.

Awesome neighbors...except one...but there is always one... Lol.
