Default Seasonal roads closed by drilling companies?

My folks live outside of Gaylord by Wilderness Valley Golf Course. I came up this week to do some things for them around the house.

There a shitloads of natural gas and oil wells in the area.

I always take the kids out wheeling in Grayling and hit the seasonal roads by the folks house every time we come up. This week I found two of them in the area that are marked as "No Trespassing" by Lake Horicon corp. Last year they were seasonal roads, this year the "seasonal road" signs are gone, the road signs are still there and now there are no trespassing signs posted at the entrance.

IF you go down Manistee River Rd there are tons of wells down that way, but you wouldn't know it until you find them, they also have a ton of wells on the land that Wilderness Valley owns. I hit the trails on the Valley's land since my folks are property owners and Wilderness Valley is fine with it. It's actually decent leisurely wheeling for a stocker.

Is this legit? I'm not hip on real estate law and easements, but can't see the county actually selling a road. I can't find any info on the oil companies actually owning the land, but I can't see how they can restrict the use of the road due to the fact that it leads to one of their wells. The wells are nothing new in the area either.

Before anybody proclaims illegal wheeling, I get a fresh trail map every year and use GPS when I'm out and about.

I think it is if the county has rented out the right of way to the companies. Something do to with public safety ect.

Yeah...there's that large swath of state land that runs just east of Lakes of the North. I generally stick close to the folks house unless I make the run from Kalkaska. If we do that we generally start early, my youngest is three and he isn't holding out for an all-day event. My six year old will hang, the other one will get shitty after a few hours.

County road can be closed for maintenance/construction but has to be posted as such.

From your description, it sounds like BS - BUT....

Is the road gated or otherwise blocked or have they just put up no trespassing signs on either side of the road?

Which roads? I have PA51 maps that show what the county is claiming.

Best bet, as others have said, give the road commission a call or shoot an email.

M swanson is the name of the one road. No gate...just a bright yellow sign that says no trespassing and lake horicon ccorp. There are two others in the general area but the signs with the actual road names are gone

Call the CRC.
We ran into an incident while out wheeling with a large group where a resident was claiming one of our county roads as his private driveway, he had it posted no trespass and the whole shebang. :facepalm:

Contacting the CRC blew him out of the water on that.

Milton Swanson is county road for 0.5 miles north of Mancelona Road, then it's private.

High Tower Trail is county while on State land (1.4 miles from Otsego Lake) and then is private, which is also the State land boundary.

Exactly. Horicon has wells off of both roads. High Tower Trail is gated at the point it turns private and Milton Swanson is very well marked at the point where it turns private. For the most part, every bit of private property off of all the seasonal roads in that area is marked or gated.


I can understand them not wanting people around their wells, and I'm sure they've had vandalism/scrapper problems, it has to be frustrating. But, you can't call the entire road yours in an effort to stop it. If anything the retards are still going to go back there while the normal person just wanting to check out the road won't...when they actually have the right to.

i remember that, pat was talking to the person claiming to own the road and telling them that it was actually a seasonal road. good times.

A person must check with the local CRC to verify ownership of the easement. Not all easements will show up on an Act 51 map, only those roads/easements the CRC is maintaining. Many Seasonal and unimproved roads are not sent to Lansing for Act 51 maintenance funding.
