This is correct, the owners of the property have Snowsnake mountain and a golf course.
R&V is who you should try to copy. The trails are always nice and fresh because the rangers do a lot of maintenance on them. They have also been more than willing to make the trails more challenging as people adapt their rigs to them. A small group of 4-5 rigs can run all day there without doing the same trail twice, although if I've got time i always like to hit Python more than once. That is on 200 acres of property, more would be better, so you have room to expand.
I think you'll find there is a huge base of wheelers in the area that are starved for a local place to go.
