Did you write in to your purchase agreement a (mine was) 500.00 that the sellers pay if all terms of the purchase agreement aren't met? That should have been collected/ taken out of their check at closing. Sounds like your Realtor dropped the ball by not ensuring all aspects of the purchase agreement were met and allowing you to close. I'd say your shit outta luck. After all aspects of the purchase agreement hadn't been met, I would have either delayed the closing, or insisted on being paid the amount written in, to pay to have the aspects met.
I'd say small claims would get you now where. When you signed for the house you agreed that the terms of the purchase agreement had been met by the seller and had no objections.
